🏡 买房产要缴哪些税?购房新手必看!

Hello, future homeowners! 😊
If you’re planning to buy your dream home or negotiating with a seller, don’t forget this crucial step: understanding the taxes and fees that come along with buying property in Thailand.
It’s not just the purchase price—you’ll need to budget for a few extra costs to make sure you’re fully prepared and avoid surprise charges later on!

📌 Taxes & Fees You Should Know About

1. Transfer Fee

  • Normally 2% of the appraised property value
💥 In 2025–2026, the government has reduced it to just 0.01% under these conditions:
✔ Residential use only (both new and second-hand)
✔ Property price, appraisal, and mortgage must not exceed 7 million THB
✔ Buyer must be a Thai individual
✔ Transfer and mortgage registration must be done at the same time
✔ Must be completed by June 30, 2026

If you’re eyeing a home under 7 million baht, this is your golden opportunity!

2. Withholding Tax

  • Usually paid by the seller
  • Calculated based on ownership period and income from the sale
(Some sellers may ask the buyer to share the cost—make sure to agree in advance)

3. 特别营业税 / 印花税

  • 具体营业税取决于所有权期限。
  • 印花税约税率0.1%

抵押登记费(Mortgage Registration Fee)

  • 若贷款购房,需缴贷款金额的 1%(如贷款500万,则缴50,000泰铢)
